Yes, the security deposit is mandatory and will be collected once the short-term lease contract is signed.
The security deposit is required to secure/block the unit for you.
A receipt will be issued upon payment.
However, if you book through Airbnb, no deposit is required.

Why I need to wait 25 days to receive my security deposit back?

The security deposit, or a portion of it, will be refunded only to your UAE bank account within 25 days.
After your check-out, an inspection will be conducted to assess any potential damages to the unit.
If any issues are found, a report will be sent detailing them.
Additionally, the utility bills for the unit will be reviewed upon receipt to determine if there are any extra charges for consumption.

 

Do I have to pay tourism tax even if I’m a UAE resident?

Yes, even with a residence visa, tourism tax (DTCM) is mandatory, as all units have a regular short-term rental license.
A receipt will be available after your check-out; please request a copy if needed.
Note: For studios and 1-bedroom units, the tourism tax is capped at 300 AED for stays of up to one year.
This fee will be collected at check-in.

 

What are the cleaning, laundry, pest control and sanitation fees?

The 600 AED fee covers cleaning, laundry, pest control, and sanitation services.
Professional teams carry out these treatments after every check-out to ensure each unit is properly maintained.

Note: This is a one-time fee for stays of up to 3 months.
If you extend your lease beyond the third month, an additional fee of 200 AED will be collected for each subsequent month.

This fee is mandatory and will be collected at check-in.

How I can pay the monthly rent?

Accepted payment methods: Cash, bank transfer, ATM deposit, or USDT, using my official accounts only.

Cheques are not accepted. A receipt will be issued.

Are the units fully furnished?

Yes, all units are fully furnished; you only need to bring your personal belongings and groceries.

 

Is there a rental contract?
Yes, a short-term lease contract will be provided between both parties.
